WHAT IS THE LIGHTHOUSE DIFFERENCE?

There are several options when selling your home. Many times it can be hard to decide which method is truly the best one for you. We at Lighthouse HSS work hard to make the home selling process as simple and rewarding as possible. We have noticed some problems with the traditional home selling model, especially when selling homes that may need some updating. We have tirelessly been working to find the right solution to the problems many homeowners face. We call it “The Lighthouse Difference” and we are really proud of what we do. TRADITIONAL SALE

  • 6% Commissions
    In most real estate transactions sellers must pay large Agent commissions typically around 6%
  •  Closing costs
    Also typical in most real estate transactions is the sellers having to pay their side of closing costs which include all title work and fees.
  • Showings
    When selling your house, you need to get it ready for people to walk through. This usually takes place over the course of a few weeks to a few months with many showing each week.
  • Long Close periods
    Most transactions take 1-3 months to close causing you to make more mortgage payments and wait to get paid.
  • Repairs
    Many times, buyers, insurance companies, or mortgage lenders will request that the  seller make costly repairs.

OTHER INVESTOR "WHOLESALER"

  • Assignability
    One of the biggest trends we see is what is referred to as “wholesalers” these other Investors give an offer, get it under contract, then market the contract and sell it to someone else. They typically make tens of thousands of dollars per transaction that could be put into the seller’s pocket.
  • High Risk
    When working with Wholesalers or other investors, there is often a long due diligence period where they can back out at any time with no repercussions. This translates to a low to no risk for them and a high risk for the sellers.
  • Waste Time
    When a Wholesaler or other investor chooses to back out it constitutes a loss of time and effort on the part of the seller many times with expectations not met.
  • Renegotiating
    Another common trend is a wholesaler or investor offering a high amount, but after their due diligence and after they have tried to sell the contract to others without any success, they come back and try renegotiating a much lower price. This often leads to broken expectations and typically the offer falling apart.

THE LIGHTHOUSE DIFFERENCE

  • Low Cost
    We buy houses directly for Cash. This means that there are no agent fees. We never require repairs; we even cover the Seller’s closing costs!

    We close in 2-10 days on most of our transactions based on a one-time walkthrough or seller provided photos.
  • No Assignability
    Unlike other investors and wholesalers, our contracts are non-assignable. We close on our contracts, do our own repairs, and pass on the savings to our clients.
  • Low Risk
    We do our research quickly and thoroughly in order to give our clients a solid offer. We do this is by having a very short or no Due Diligence period and putting up “Hard” Earnest Money that the sellers keep if we don’t perform. This ensures that we close on all our offers and move quickly.
  • “No Backout Guarantee”
    We believe so much in our process and offers that if for any reason we need to go back and renegotiate we will give you $1000 if we end up buying your property or not.
